The Professional Building was a cornerstone project for us, taking a vacant 1920s medical office building and transforming it into a vibrant, mixed-use property in the heart of Downtown Portsmouth. This seven-story building, part of the Downtown Portsmouth Historic District, now features 42 luxury apartments over eight ground-floor commercial spaces. We delivered a product that respects the building’s historic character while meeting modern standards for high-quality urban living — and the residential units were fully leased in under two months.

From a development perspective, the building’s layout provided a great foundation for adaptive reuse, with ideal floor plates, great natural light, and solid structural bones. Our team worked through significant challenges, including full replacement of mechanical systems, modern vertical infrastructure, flood mitigation, and upgraded fire safety — all while preserving key historic details. The result is a stabilized, high-quality asset that brings new energy and long-term value to Downtown Portsmouth.
